This house is perfect for our family with the loft and hallway bed. The house was clean, there were plenty of towels and linens, and the kitchen is well equipped for cooking meals at home. Quick access to restaurants and just a 5 minute walk to the beach, but doesn't get any of the noise from the main business area. We've stayed here 3 times and will be coming back again next summer!

This house is perfect for our family, with its location right on the boardwalk we're able to get anywhere in Rosemary Beach in just a few minutes. The house was clean, plenty of linens and shower supplies including the outdoor shower. The property manager communicated well and there were no problems accessing or using the property.

We had a great three day weekend in Rosemary. The house was great and in the middle of all the activities. Poolside reception at the Owner’s Club was minutes away. Restaurants and shops right there and close to the beach.

This home has everything you need to enjoy Rosemary Beach. Great location close to the square and a 5 min walk to the beach via easy access to the boardwalk off the front porch. This is our second summer in a row to stay at this house and we plan to stay again next summer!

Rosemary Beach is Beautiful, and this house was in a very nice neighborhood and felt safe and able to walk everywhere. You can walk to restaurants and shopping and do not even need to use your car. This house does have a lot of steps so that was a little hard when you are older. The house was clean, and the bed was comfortable (we only used master bedroom). The Management Company is professional and always answered the phone if you ever need anything.

We arrived and the home was clean and was decorated very nicely. All amenities that were promised were there. The beds were very comfy and the pillows as well. The location to the town center couldn’t be beat! The beach was a quick 6 minute walk down a boardwalk which was nice. The beach service that was a separate purchase was great as well. The main bedroom bathroom sinks were stopped up and slow draining but rental company offered to send someone right away to fix but it wasn’t bad enough to warrant that. I’m sure they resolved after our departure. We would rent this property again and you can’t beat the service and quick responses from 30A Luxery Rentals.

My wife, 2 elementary aged kids, and dog had a wonderful experience at Carlin Ward. It was the perfect size for us. We rent a different house every year in Rosemary for the past 10 years and this one definitely ranks towards the top. Loved the close proximity to "town", the bunkbeds for kids, the Sonos audio and TV, the outdoor shower, and the shaded rear deck for evening grill out. The house was super clean and the kitchen had everything we needed. As usual, the week went by too fast! We would gladly return to Carlin Ward.

House was wonderful though too small for more than 4 adults. Third bedroom was up a spiral staircase with no bathroom access. The house was perfectly located and within walking distance to restaurants shopping and racquet club. Pool was close by as well.

My wife, daughter and son-in-law really enjoyed this house. We spent the week of Thanksgiving there, along with our dogs, and just loved being in both the house and Rosemary Beach. The house was great--very clean and well equipped. We definitely plan to return.
The only thing I would criticize is the heat. Both thermostats (1st and 2nd floors) were frustrating as we could not get the temperature settings to stay "set". We had some cold nights during the week and found it hard to keep the setting higher than 69. Perhaps the system is designed to limit the settings?
Otherwise, the house was great. Again, we will be back.

We couldn't have been happier with this great little house. We felt like we were at home the moment we walked in the door, tasteful decor without being sterile, steps from the main square/shops/farmer's market, and we made good use of the back deck, bikes, and dedicated parking, which were all nice pluses. Property management was also communicative, responsive, and very helpful leading up to and through the duration of our stay. Highly recommended.

Our family had a great experience in Rosemary Beach for Fall Break. The house is great- modern, large, clean, nicely laid out. The location within Rosemary and amenities are top notch. My only complaint would be the very late check in and very early check out times, but I understand they need additional time for cleaning during COVID.

Very clean , third bedroom was deceiving and not enough bathrooms for that third bedroom without having to use the other bedroom baths !! Not a very convenient way to have guests in the third bedroom or the bunk beds under the stairs ! These were 70 year old ladies and not good for everyone !! Great location !!

The Carlin Ward Cottage is spacious and well-maintained. It was the perfect size for housing our group of two adults, four kids, and a dog. The location is very convenient to town and the beach. It has everything you need in terms of amenities and cookware. We had one issue with the garbage disposal and the management company took care of it right away. They were also great. We thoroughly enjoyed our stay.

It was such a great vacation for our family and we can't wait to come back soon. The home was a perfect fit for us and we'll definitely be staying here again. We already recommended it to our friends. Chris and his team at 30A Luxury Vacations really know how to take care of their guests. They have everything in a mobile app so all the info you need is in the palm of your hand and they respond so quickly, it's actually surprising and refreshing. We even received a few phone calls during our stay to check-in on use to make sure all was going well and once we had one small issue, they were there in 6 minutes! We love Rosemary Beach and have been visiting for years and will definitely be using 30A Luxury Vacations going forward.

We had a great stay at the Carlin Ward Cottage. There were two of us and our 2 small dogs. We had more than enough space and are thinking to go again with our adult kids. I would highly recommend the Carlin award house, exactly what you see in the pictures. Very clean, very well stocked. Management company is outstanding, on top of everything and checks in to make sure your enjoying the house. Kitchen has everything you need and a large fridge makes it even easier. The 4 bikes were great for our teenage children, and the location is ideal for walking. Simple and short walk to the private Rosemary beach, along with easy access to the many restaurants and shops of Rosemary and Seacrest. Would definitely stay here again.

Just returned home from Rosemary Beach. The Carlin Ward Cottage is a beautiful 3 story property located a block from restaurants and shopping at Barrett Square. It is also a very short walk under tree lined paths to the beach. 30A Luxury Vacations is responsible for the maintenance of this property. The house was immaculate with a huge updated kitchen, large dining table, high end appliances, bath products, linens, towels and beautiful furnishings. We found 30A’s app to be very helpful with communication, including accessing the property, beach, bikes ( brand new ) and recommended restaurants, etc. as well as instructions to operating a new and very large Samsung Smart TV in the living room that included Apple TV and a Sonos sound system. 30A checked on us multiple times during our stay to ensure that we were comfortable and that the house was to our liking. We were pampered from day 1 by 30A staff and genuinely hated to see our vacation come to an end. We will return next year to this beautiful property and beach!
