Amazing experience at PTO carriage house - we got married in rosemary and stayed here the week of the wedding, it was perfect. short walk to everything, beach, restaurants, pools, etc. we will be back forsure!

We loved the PTO place. It’s a good layout for a couple, and a great size. One negative is that the bathroom is downstairs but overall the place is great. Clean and has all the amenities necessary. If you plan on cooking there are no pots so bring your own.

We loved the carriage house. It was the perfect size for our family of 4, it was very clean and well accommodated. There ended up being a leak in the bathroom ceiling and the staff were extremely quick and attentive to our needs. We unfortunately had to change rentals due to the leak but the staff was extremely quick and accommodating.

We absolutely loved our stay. The space was large enough for our small family. The proximity of the property was close to all the amenities that RB had to offer. We walked for food and entertainment during our whole stay. We loved all the windows and openness of the space. This was our first visit to RB and we were sold. We will be back very very soon!

We loved our stay! It was cute, clean and comfortable. I loved having two levels as well as a full kitchen. The location was fantastic too! It’s close to the gym, pools, the beach and all shopping and restaurants. The two bikes are a nice addition as well. Communication was great and when the toaster broke, we called and one was delivered the same day. The only recommendations I could offer are adding a full length mirror upstairs for dressing. It gets a little warm upstairs, so maybe a ceiling fan in the bedroom. Also, a small dresser of drawers would be helpful (even if it’s in the room with the desk). All in all, we loved our stay and would definitely stay here again.

Wonderful rental, very clean and modern, very close to everything. The bedroom does need room darkening shades. The neighbors keep bright lights on overnight that illuminate the bedroom the entire night, and the sunrise floods the room in the morning as well.

We chose this location due to the close proximity to the indoor/outdoor heated pool and being in Rosemary Beach. That did not disappoint, as it is super close to the pool and easy to get anywhere in Rosemary Beach. The two bikes were great to have. The unit is around 20 years old I believe, and it starting to show its age in some areas (grout missing in shower, in need of newer kitchen cooking pans, outdated kitchen table & outdoor chairs, some cracks in walls and in need of painting). With that being said, it served us very well. It was tight for a family of 2 adults & 2 kids and only one small bathroom, but we didn't really spend a ton of our time in the unit. It was convenient to have a full kitchen to keep the basics and cook a few meals. Storage is very, very limited, with no dresser drawers and one small closet in the master bedroom and one other small area to hang clothes in the upstairs nook, so plan accordingly. Our kids needed to live out of their suitcase, as there wasn't enough storage space. There is a shared 2 car garage (you get the right side), then you walk through a shared courtyard to get to the outside stairs that lead to the unit. Overall, the property served our needs and the location is great, but don't expect luxurious accommodations inside.

We had a wonderful time in PTO Carriage House. It was very roomy and nice size bedroom with office nook. The kitchen had everything we needed and the wrap around upper balcony was so nice! Great location and quiet. Look forward to staying again.

This was our second time renting this place last time was early March. This carriage house worked great for our family of four. I will mention that the air control was downstairs while the beds were upstairs. There was a note that we needed to leave the temp at 70 (which we did) There were plenty of fans that we could use to help the temperature but it was considerably warmer upstairs. T s wasn’t an issue since March was very cool but it was an issue since it was warmer. Not terrible but if you like to sleep in the cool (without fans) I felt this needed to be mentioned.

We found the PTO Carraige House to be a phenominal rental. We really enjoyed our stay and it was perfect for two people or a family of four. The property was accurately reflected in the description & pictures. The property was clean and well-maintained. We reviwed some of the prior reviews before arriving in Rosemary and were somewhat concerned given there were complaints on the shower pressure, drainage, and bed comfort. We kindly asked management to address these, which they did. We had no issues with the property and would come back to stay next year! Only complaint is the check in / check out times. Asking to check out at 9am isnt ideal!

We visit Rosemary almost annually and found the PTO Carriage House to be cute and clean, but lacked in some areas as other reviewers said. Previous reviewers mentioned low water pressure in the shower, which was still an issue. However, the worst was the standing water. Really not a pleasant feeling to stand in the shower after being at the beach, with the dirty water rising to your shins. The outside chairs are very uncomfortable as they are wood and splintery and no cushions. There was no outside shower to rinse the sand and no vacuum to then clean the sand out of the place. The place is cute and clean, but these things should be considered. I would not recommend the PTO Carriage House at this time.

Despite the construction noise and related parking issue which the agency immediately addressed and compensated us for, we had a lovely stay at the PTO carriage house. The propert managers made us feel very welcome and checked in on us several times. The check in/check out procedures were very smooth. Would definitely stay again!

The location of the rental was prime and perfect. The rental really needs some updates and clean up but we didn’t spend much time there so it was ok for us. There was no water pressure in the shower. PTO carriage house was very clean upon arrival. The sheets and towels were pristine. All items (dishwashing tablets, laundry detergent, toiletries) were easy to find. All appliances were easy to use, up to date, and clean.
The chairs in the kitchen are stained and unsightly. -in need of replacement. There is no garbage disposal- not a big deal, but something to consider if you cook a lot. The kitchen has every major appliance you need but if missing a lot of cooking utensils. No measuring spoons or measuring cup. No mixing bowl.

Rental is beautiful! The main thing missing is MIRRORS and HOOKS upstairs. Since there's no bathroom, a full length mirror is basically necessary. Another full length would be nice downstairs too. We couldn't see our entire bodies (beach outfits, swimsuits) for our entire stay. The air also struggles to keep up upstairs and temperatures were only mild since it was the spring. The upper bedroom needs a fan instead of chandelier to make up for this at the very least.

We chose this house because it had a bathtub, a washer/dryer, and was extremely close to the pool. The sky pool is like a Hidden gem. Never crowded and you can swim even if the weather isn’t great!
We had an issue with ants during our time there. I believe it was due to the rain, but we found tiny ants all over coming in through windows and doors. It was quick to be addressed. I would absolutely recommend this rental to my friends and family!

The space was great for our family. 2 adults and 2 children (4 yo and 20 months). The location was fine, as no where in Rosemary is far from anything. The beds were good, not great. Same for the pillows. The rental was very clean which in times like these was very comforting. The couch was great for the kids. Lots of room. Our biggest complaint was the outdoor space. 2 balconies are present, but only 1 has 2 chairs. Those chairs are the most uncomfortable thing I’ve ever sat on. They are splintering and we had to keep the kids from even touching them. We wanted to use the outdoor space in the evening after the kids went to sleep, but honestly it was unusable for more than a few minutes and you had to put a towel over the chair to sit on it. This should be addressed. Also the cutlery provided is ridiculously dull. I couldn’t even cut an apple with any of them. All in all it was a nice place and met our needs, but for the price could use some updating.

The place was nice and cozy and was perfect for my little family! The shower wasn’t draining well, but when we told them it was fixed within a couple of hours. Very friendly and helpful owners!! Bikes were so nice and we could get to town, the pool or beach within a minute. Would definitely stay here again!

We loved the location of the property. Perfect for Spring Break because it is so close to indoor pool and tennis courts. The staff was so sweet and we enjoyed their attentiveness. Only complaint is the couches need updating, stained and dirty. Loved everything else about the property.

It was such a nice place to stay for a restful getaway trip! Would gladly stay again! The only thing I will suggest is to update the HVAC system. I'm very hot natured and like to have the AC on night and the lowest we could set it was 70 which was a bit too warm for me.
