Contemporary design meets laid-back beach style at Brighton Carriage House— a bright and airy loft home with a picture-perfect Rosemary Beach location. Located just a quick 2-minute walk from both the Gulf of Mexico and the sparkling Coquina community pool, you can spend the morning building sandcastles on the beach and the afternoon practicing your backstroke in the pool. You’ll also be a short stroll from all the delicious dining, coffee shops, and boutiques in the center of Rosemary.

The eye-catching facade of Brighton Carriage House has earned an award from the American Institute of Architects. Stunning steel beams frame the classic carriage house exterior and provide shade and privacy to the outdoor terrace. Inside, you’ll find a tranquil and chic apartment with city-like loft vibes and stylish industrial design elements.

On the main level, natural light floods the great room with bright South Walton sunshine. A comfy sofa and armchair face the flatscreen television and create the perfect space to relax with a glass of wine and a movie at the end of the day. A spiral staircase with a metal railing leads up from the living area to a loft bedroom with a wood cathedral ceiling and a full-size bed. The kitchen is small but mighty and includes everything you need to brew the morning coffee, pack up some snacks for the beach, or prepare a delicious dinner. In the mornings, you’ll want to take your mug of coffee and the morning paper out to your private, screened-in terrace and listen to the sounds of the Gulf of Mexico.

The one bedroom features a queen-size bed set against a gleaming natural wood storage area, complete with charging ports. The full bathroom is custom tiled from the floor to the ceiling and has a tub/shower combo. There’s also an outdoor shower for rinsing off sandy toes, and a full-size washer and dryer in the garage.

Brighton Carriage House is well-suited for small groups of four people or less. And if you’re traveling with children, they should be old enough to be able to safely climb the spiral staircase into the loft bedroom. If you need a little more room, the spacious and elegant Brighton Cottage is right next door. But rest assured the carriage house is completely separate from the cottage and offers total privacy and independent amenities.

Guests of Brighton Carriage House also have access to bicycle rental, a fitness center (fee), tennis courts (fee), and a salon & spa.

First family trip to 30A and this property helped make it a memorable one. The house is in a wonderful location with a short walk or bike ride to almost everything. There were four of us plus our Standard Poodle and we still felt like we had plenty of room. Parking can get a little tricky during peak times in the community but otherwise it was perfect. We’ll definitely be back!

Our house, about 1/4 + mile from the center of Rosemary Beach and less than 100 yards from the beach, was well-suited for the two of us. The space is small, but perfectly adequate for two people. There is also a loft which can sleep three, but with only one small bathroom I think that might be tough except for small kids. Furnishings are minimal but adequate.

Our vacation was great. The location of this carriage house is great because of the proximity to the beach. We also really appreciate the fact that it had a full size fridge. One watch out for future guests planning on staying in the heat of the summer; if you leave the upstairs fan on, it blows the heat from the roof into the downstairs. It was difficult to cool the down stairs below 77 degrees with it on. The upstairs doesn’t cool off to a comfortable temp until 8:00-9:00 o’clock. If you’re just a couple it’s not a big deal, just leave the fan off. We’re not super temp picky people so it wasn’t a big deal to us and didn’t change how much we enjoyed our stay. We would likely use this carriage house in the future despite the A/C issues, but we typically keep our house at home around 73 degrees. Everything was clean, the communication from the host company was top notch, and this carriage house has designated parking for it keeping you from searching Rosemary for a decent spot to park.

This rental was super clean and cute. I love the outdoor little table that overlooks the street, it’s fun to people watch. It’s a small rental but they make the most of their space. I would definitely stay there again.

My husband and our two dogs came down for 3 nights. This was the perfect size and the location was amazing, we loved it! The only negative is the WIFI is very bad. We could hardly watch anything on TV or use our phones in the airbnb. Other than that it was a great experience.

Perfect location! Rosemary beach is the best!
Very cute and Cozy carriage house!
Utilizes it’s space very well!
This cottage has everything you need for your stay!
The bikes were fabulous! And having the code for entry was great! No need to go anywhere to collect a key!
The only downsides was the light outside at stairs did not work making it hard to enter and exit after dark. And there was noticeable water damage at the window down the wall with flaking paint which affected the cosmetics of the cottage.
We Would defiantly stay here again and would recommend to all my family and friends as a beautiful beach stay option!

The location is the best part- For the size, they really maximized the space to allow for cozy comfort. My only complaint is they need a new mattress is the bedroom and should upgrade the pillows too. I'm guessing the bedding is a few years past its prime.

Location was amazing! Perfect if you have young kids- the park is practically across the street and the children had so much fun swinging, climbing, and sliding! The beach (walkover A) was also right across the street- so so easy to walk to with the kids and their stuff. No hills. The pool again is only one block and maybe a few min to walk if that. The other pools are walkable as well. The home itself was in great shape but we did not have extra linens so if you want extra pillows I would bring them. Also the kitchen is basic at most so plan on bringing any seasonings etc. We loved eating outside on the screen porch. Overall a great stay and we would stay again!

My vacation turned out great! Weather, beach, biking, shopping, dog walking was perfect. The carriage house was fine for the 3 people there. The pics were accurate. The bathroom needs some updating as it is the only bathroom. I had stayed in a carriage house with a bathroom on upper floor that was better for 4 people. It is dog friendly and that’s why I chose it. We had a nice time there and enjoyed that week sitting on the porch.

This is our second time at a luxury property with 30A using this company. This place was extremely out dated and some things were so old they’d completely fall off (like shower knobs) and that was super frustrating and should happen. I wouldn’t recommend this place for other reasons because of the stairwell was like in the middle of the living room and there was a huge fear of people walking right into the metal corners and nailing their head. It didn’t feel that clean either and it was hard to get it to cool down. We were close to the beach though! But I’d prob try a VRBC for half the cost of this in seacrest and that was a little more updated

overall, we enjoyed this rental. It was the perfect size for a couple. in the positive side we loved the location, the screened in porch, the comfy bed and furniture,the Hospitality app was so helpful and the weather was perfect.We were able to reach the beach in a minute or two and town was a five minute walk. perfect. on the down side the unit needs a few upgrades. The tile in the tub needs regrouting, there were lights burned out in the bath and on the porch that made it hard to see the key pad when trying to get back in after dark. There was a drawer that wouldn't close in the kitchen and a window with no screen so not able to get fresh air in the bath. the curtains are a poor fit in the sitting area, and we struggled to have full privacy in the evening as a result. the loft was very warm, and have no windows that open, although there is a ceiling fan. We had particularly noisy neighbors this trip: barking dogs at 6am, loud drunken neighbors across the street till 3am, yelling in the streets till midnight. Previous trips to Rosemary Beach have all been quiet and peaceful, so spring break definitely made a difference in the general atmosphere. We reserved beach chairs and umbrellas this trip and we would definitely recommend this service. so nice to have those ready for us each day.We love Rosemary Beach, but we would pick a quieter time of year and a different rental if some upgrades are not made.

All in all it was a great experience. The carriage house was lovely. The screened in porch was great. The issues we had were the the lights did not work properly. We only had a lamp in the main area as the recessed lighting did not come on. There was leak in one of the upstairs windows (it rained quiet a bit where we were there, and the corner of the rug was popped up. We kept tripping on it. Also, be cautious of the staircase that goes to the loft area. It is easy to bump your head on it.
