Located near the exotic Moroccan-style Coquina Pool on the Gulf side of Highway 30-A in Rosemary Beach. Just seven hundred feet to the beach - down the boardwalk to the Eastern Green, where you will find a deck with the Florida Panhandle’s best views of the Emerald Coast and its spectacular sunsets. Inside, there is a full staircase, much safer and easier to negotiate than ladders or spiral stairs (relatively rare in Rosemary Beach).

Such a great location and size for a couple or small group. We had three girls and it was great. So close and walking distance to beach, pool, shops and places to eat. Rental was easy to access and felt very private. We utilized the pull out couch and it wasn't too bad. I would suggest only one adult sleep on it. The Kitchen had everything we needed.

We had a great stop over in Rosemary Beach, this location gives you easy walking to the main areas of Rosemary on either side of 30A. Easy walk to private beach and two great green space areas.

The location of this carriage house is perfect! Loved the multiple decks but wished there was a little table and chair on both for morning coffee or evening wine. The service was awesome and quick to respond. The garage was tight but so nice to have. The girls enjoyed the bicycles. The only thing I would heavily recommend is that the linens,
Pillows and sofa bed be replaced, I’d seen this complaint in other reviews but thought maybe they were just being overly critical. I definitely agree! We had to buy an air mattress because the mattress was so old and you could feel every bump. The only other recommendation is that they repair the bathroom /shower needs some attention and install the towel bars that apparently fell off. I would rent this again because of the positives.

We very much enjoyed our stay at the Belize Carriage House in Rosemary Beach. Check in was very easy. The place was clean when we arrived and had everything we needed for a week long stay. Other than groceries the only maintenance item we purchased were more garbage bags.

The location was key for us. We had our special needs son with us. He is a bit challenged with getting around. Having a pool so close and being a short walk to the wheel chair accessible walkover was a huge help. And many dinning options were walkable for us.

I highly recommend this rental and the beach town of Rosemary Beach.

The location cannot be beat and the space is great for a couple. The garage is VERY tight for an SUV so beware. Also, there are visible mold spores on the ceiling and bathroom - which makes sense with the summer air but I was sneezing and congested by the end of our stay - and it cleared up after a night at home.

Really enjoyed our stay in the Belize Carriage House. Was an easy walk to beach and downtown. Spring break crowds so a lot of spring breaker kids, but families as well. The house is comfortable with a very pleasing amount of light from the large windows throughout. Some updating may be warranted, however, we enjoyed our stay and would rent again.

The location of the property couldn’t be better. It is very quiet and peaceful yet quite close to one of the community pools and the ocean. The property was clean and well run. The carriage house itself was charming and felt like a little tree house, which my small children liked. However, Rosemary Beach itself is very expensive now and the appliances and fixtures in the cottage were very dated compared to what you might expect elsewhere on the southern shore at this price point. That said, the property appears very reasonably priced compared to other properties in the area.

This is our second time staying at a 30 A luxury vacation property. Belize carriage house was just lovely. The location cannot be beat. Just steps to the community pool and only a 2 minute walk to the beach. We had a lovely time and already have plans to visit again next year..

Beautiful! The Carriage House was perfect for the two of us to spend a few days away. Wonderful decks to over look the two sides of the house. Perfect location to the pool and access to the beach. Can access the tennis courts by crossing 30A from a nearby walkway. We rode the bikes to eat and walk around the shopping areas.

We LOVED this perfect little carriage house in Rosemary Beach.
It had everything we needed and more. On arriving, there was
Softl music playing to set the mood for relaxation.
There were perfect little extra’s like good coffee, wonderful soaps,

Belize was a great little cottage for two. Close to everything in Rosemary! Only negative would be they need some room darkening curtains, shutters etc!

Good overall, bikes are nice and do take advantage of them if you can. Beach service is good as well and nearby pool. Would rent again although I would considered something else with a 1st floor bath. BR is in the upper loft. Elderly would find this a problem. At 58 the wife and I had not issues but we're in shape. If you want to use the bikes, walk and enjoy all the activities be in some reasonable shape IMO. Perfect couples place and would consider coming back here.

The carriage house was quite lovely and in immaculate condition. The one thing I would have changed was the one bathroom being on the first floor given that the bedroom was on the second. A half bath would have been great but not that big a problem.

Came looking for a get away for a long weekend. The property was very nice and centrally located. This was our first time at Rosemary so we were very surprised at the closeness of the homes and the large number of people in such a small area. Parking seemed to be a real issue- we had someone parked in front of our assigned garage upon both arrival and departure and finding the owner of the vehicle at the end of our stay was difficult. We had made chair reservations prior so that was not an issue, however, we did not realize that many of the nicer restaurants were fully booked through August.

Let's start with the Pros: Location is 5 star! Steps from the Coquina pool and short walk to Walkover C. Washer/dryer are fantastic. Wonderful balconies and patios, comfortable furniture and linens. Adult rental bikes included. The property is beautiful, well kept, clean, and bright. And now the cons: The kitchen could use a few items, most importantly real glass wine glasses so we don't have to sip a $60 bottle of wine out of plastic. A spatula to flip eggs, serve pizza, use on the grill. A cookie sheet for pizza/cookies. The pullout sofa bed was not made up. I reserved for 3 of us so expected the property to be ready so I didn't have to hunt for linens and make beds upon arrival. The check in/out times were a bit of a bait and switch. Our contract stated Check In @4pm and Check Out @10am. Then they sent emails and text messages before and during our stay regarding their "new" times (5pm In/9am Out) shortening our rental period to accommodate longer cleaning services. Ultimately Check In was 4:17, and I texted back regarding check out that we would be out by 10am cst per our contract. The mgt group texted back saying that's fine and that it was just an automated text for larger properties, but the cleaning crew arrived a few minutes after 9am and waited on us for an hour. Pushing property management issues on customers just isn't a good approach. Calling customers to ask for an exception to a contract or applying a revised policy to new reservations while honoring existing would have been better. Overall my daughters and I had a great time. Carriage houses are our preferred way to travel because of the amenities, and Rosemary Beach is one of the best beach destinations in Florida.

My wife and I wanted a week away from work and chose a perfect location- Villa Belize! It is 40 yards from the pool, 150 yards from tennis, 200 yards from downtown shops and 200 yards from beach- we literally walked and rode our bikes everywhere. So Perfect!! We used the grill to BBQ some steaks and it worked great. Everything was clean but the bed is very rickety and unstable and the WiFi was super sketchy - ok if you’re searching on your phone but not if you are trying to work. Kitchen was well equipped but bring spices, salt, pepper. Bedroom is on 3rd floor and everything else on 2nd floor, including bathroom. Washer and dryer were small but perfect for us - We had a great week!!

This little apartment above the garage of the beach house was absolutely perfect for two people for a week long stay. The amenities were very nice, the rooms were very well kept, and the whole experience was a great one! We would absolutely stay here again and again!

The house was beautiful with a perfect location! The beach was a short walk and the pool even closer. The house had everything we needed! We will be back!
